Does Homeowners Insurance Cover Fence Replacement?

Your homeowner's insurance is intended to protect your home and property from the unexpected and know-how and what that security entails will help you get the coverage you need.

 

Unless you buy unscheduled structures coverage, which is an optional coverage you can apply to your policy, the detached structures on your house, such as your fence, are not protected by your home insurance. This policy provides $5,000 in restricted coverage.

It's important to remember that relying solely on this limited coverage might leave you without sufficient coverage for damage to your detached structures. As a result, you can choose higher limits to cover buildings on your property that aren't attached to your house, such as garages, gazebos, sheds, and fences.

Windstorms, hail, lightning, vehicle destruction, fire, and smoke, as well as arson, are all covered by most homeowner's insurance policies.

 

If the fence is damaged by an insured accident and you make a claim, the rehabilitation or replacement will be for the real cash value (ACV), which means your insurance provider can help offset the expense but will consider the age and condition of the fence. If your fence isn't made of wood, you can schedule it for replacement cost coverage (RCV), which restores or replaces your property with new property of the same kind, kind, and standard. As a result, you won't have to pay more than your deductible to cover the harm. ACV coverage is only available for wooden fences.

If a Tree Falls on Your Fence

Your policies would also bear the cost of removing enough of the tree to fix or rebuild the fence.

 

Your insurance company will not help cover the cost of repairs or removal if the tree may not cause harm to a covered house.
